Who we are
Maintenance Tracker is a text-message maintenance request service operated by Xaiden Daly, a sole proprietor in Butte, Montana. Tenants of participating rental properties text our number to report repair issues, and their landlord tracks and updates those requests. This policy explains what information we collect and how we use it.
Information we collect
- Your mobile phone number.
- Your name and the rental unit you live in, as provided by your landlord.
- The content of the text messages you send us, such as a description of a repair issue.
- Ticket status and dates related to your repair requests.
How we use your information
- To create and track maintenance tickets for the requests you send.
- To send you text messages about your own requests, such as confirmations and status updates (received, scheduled, in progress, done).
- To share your request with your landlord or property manager so the repair can be handled.
- To respond to HELP requests and to honor STOP opt-out requests.
We do not use your information for advertising or marketing.
SMS data and third parties
We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.
Text message opt-in data and consent are never shared with any third party except the service providers that make delivery possible. We use Twilio to send and receive text messages and Supabase to store ticket data. These providers process your information only to operate the service. We may also disclose information when required by law.
Your choices
- Reply STOP at any time to stop receiving text messages from Maintenance Tracker.
- Reply HELP for help.
- Email us to ask what information we hold about you or to request that it be deleted.
Data retention and security
We keep ticket records for as long as your landlord uses the service, or until you or your landlord ask us to delete them. Data is stored with access controls and is only available to you, your landlord, and the operator of Maintenance Tracker.
Changes to this policy
If we change this policy, we will update the effective date at the top of this page.
